Two business loans with the same headline rate can cost very different amounts. This guide gives a realistic rate range for UAE SME loans, explains what lenders price in, and shows with a worked example why you should compare the reducing rate and the total cost.
What are typical business loan interest rates in the UAE?
As a realistic benchmark, unsecured SME facilities in the UAE typically carry an effective rate in the 8-18% per annum range, depending heavily on your risk profile, trading history and lender. Secured facilities generally sit toward the lower end of that range or below it. Digital lenders often price in a premium for speed and convenience, while banks can be more competitive for established businesses.
Treat the range as a starting point, not a quote. Rates change with market conditions and each lender's policy, so get a rate indication for your actual financials before you plan around a number.
What sets your rate
- Trading history and cash flow - a longer record and a comfortable debt-service coverage ratio (DSCR) lower the risk the lender prices in.
- Credit records - the company's and often the owners'. See our AECB guide and the guide to the company AECB report.
- Security - property, cash or other assets usually bring a lower rate than an unsecured loan.
- Loan size and tenor - larger and longer facilities are priced differently.
- Sector - some industries carry higher default risk in a lender's own models.
- Lender type - banks and digital lenders price differently. Our business loan guide compares them.
Flat rate vs reducing rate: the same number, a very different cost
A reducing rate charges interest only on the balance you still owe, while a flat rate charges interest on the original amount for the whole term. Always ask which basis a rate is quoted on.
| AED 500,000 over 48 months | Monthly instalment | Total interest |
|---|---|---|
| 6% reducing | AED 11,742.51 | AED 63,641 |
| 6% flat | AED 12,916.67 | AED 120,000 |
The 6% flat offer is equivalent to a reducing rate of about 10.97% a year. Check any offer yourself with our loan calculator.
Costs beyond the rate
- Processing or arrangement fees, often charged upfront or deducted from the amount paid out.
- Insurance that some facilities require.
- Early settlement fees if you repay before the end of the term.
- VAT on fees and late payment charges.
Ask for the full fee schedule and the total amount repayable, and compare offers on that, not on the headline rate.

Talk to a Fintrust financing advisor →How to get a lower rate
- Strengthen the weak point the lender will price, usually cash flow, trading history or credit record, before you apply.
- Offer security where you can, or use asset finance for equipment so the asset secures the loan.
- Compare two or three lenders, including a bank and a digital lender, rather than accepting the first offer.
- Check the tenor. A shorter term raises the instalment but lowers the total interest.
- Keep your documents consistent so underwriting is not delayed. The business loan checklist lists what lenders ask for.

Unsecured SME facilities in the UAE typically carry an effective rate in the 8-18% per annum range, depending on your risk profile, trading history and lender. A reducing rate is cheaper than a flat rate with the same headline number, because it charges interest only on the balance you still owe. On AED 500,000 over 48 months, 6% reducing costs AED 63,641 in interest and 6% flat costs AED 120,000.
Use our loan calculator: enter the amount, flat rate and term, choose Flat, and it shows the equivalent reducing rate. A 6% flat rate on 48 months works out to about 10.97% reducing.
Trading history, cash flow and debt-service coverage, the company and owners' credit records, the security you offer, the loan size and tenor, the sector, and the type of lender.
Islamic structures such as Murabaha and Ijara quote a profit rate or rental instead of interest. Compare them the same way: ask for the total amount you will pay and the equivalent reducing rate.
